The community traces its roots to a gristmill settlement that had a post office by 1879 and about 100 residents, three churches, a school, and at least a dozen businesses by the early 1880s. Growth accelerated in 1886, when the Missouri, Kansas and Texas Railroad, known as the Katy, built its tracks through the area, giving farmers a route to ship cotton and other goods to larger markets. A depot was constructed, and a formal town grew up around it. Caddo Mills incorporated in the early 1940s. Today Caddo Mills has a rural-suburban character, offering a small-town feel within reach of larger urban centers. The city sits along Texas State Highway 66, which leads northeast about nine miles to Greenville, the Hunt County seat, and southwest toward the Dallas area. Roughly 3,300 residents live within the city limits, and the broader Caddo Mills area is home to several thousand more. Caddo Mills is strongly oriented toward families. A large share of the population is under 18, with a median age in the mid-30s, and the community is anchored by the A-rated Caddo Mills Independent School District, whose campuses—Kathryn Griffis Elementary, Caddo Mills Intermediate, Caddo Mills Middle, and Caddo Mills High School—are located within a few miles of most homes. Local parks such as Hanchey Park and Trailstone Green Space provide everyday recreation. The city's general-aviation airport and the active rail line that still runs through town connect its modern identity to its railroad heritage.
